What are additional services (add-ons)?

The basic home inspection covers all the major systems of the home and garage. Often times, people want to check out specialty items such as a sewer scope inspections, swimming pool, lawn sprinklers, well and septic systems, the crawl space, and so on. Magnolia charges an additional fee for each specialty inspection.

Do you offer discounts?

Yes, we offer discounts to veterans, first responders, and public-school-system employees. We may occasionally have off-season or special promotions as well. Please call for a price quote.

Can home inspectors make repairs themselves?

By law, home inspectors are not allowed to make repairs to any property they inspect for the first 12 months following the home inspection. This is to protect homeowners from unscrupulous home inspectors who fabricate or even damage property so that they could then be paid to repair it!

What is a reinspection fee?

Sometimes the buyer or the lending institution, in the case of VA loans, requests a reinspection after repairs have been made to determine if the repairs have indeed been made and if they are satisfactory. We charge a nominal trip fee for reinspections.

What is a home elevation plot?

We have a tool that measures the slope of the floors from the middle of the room. If there is too much variance, the house may need leveling or repairs on floor joists and/or decking. Home elevation plots can also be used to provide a base point for future measurements to determine if the foundation is settling.
