We have partnered with Obligo to offer an alternative to security deposit. Obligo works like a credit card authorization does when one checks into a hotel. Tenants who are permitted to participate in this program must still meet our rigorous standards for leasing- a 635 credit-score, a debt-to-income ratio of 55% or lower, no collections, evictions, or chargeoffs on credit history. Obligo then qualifies the tenant on their end by carefully reviewing their banking and asset history. On a monthly basis tenants are required to establish an account with Obligo and pay a service fee. At move out, if a tenant has obligations for damages or unpaid charges then Obligo remits payments directly the property manager who then disperses those funds accordingly. The benefit to tenants who participate in this program is that they can keep liquid assets on hand to assist in the moving and relocation process. We will continue to operate as we always have with the landlord as the linchpin in any decisions that have to be made with respect to their property. When a tenant applies with us to rent, and if that tenant is qualified to use the Obligo solution, we will have a discussion with the owner as to whether or not this is an acceptable solution to their present need.
