Weather damage seems to be a common theme these days. I recently did work restoring a deck to like new condition. A few years ago a power washer was used to remove the old finish before re applying a new coat. It damaged the wood so badly that every board had to be flipped over. This seems like a harmless solution, but it lead to more damage and excessive rot of the pressure treated wood throughout out the deck rails, benches a floor. When installing wood on a deck, it has to be placed a certain way. The grain has to be installed with the crown of the grain up. This keeps the wood from cupping and holding excessive water, which leads to rot. I couldn't fix that, but could remove all old and loose stain by sanding it. This process led to a results that was nearly a new wood looking finish. It took 3 times the amount of time preparing it, than it did apply the deck stain. See the photos of the old, post preparation and finished project.
