We were told that the roof on this historic house had new shingles added the previous year. We were also told that a family member did the work. When we looked a little closer, we discovered that the first level of roofing was new while the roof over the dormers was not touched. The shingles at the rear dormer eaves (edge) in back of the house were found to be damaged (see attached pictures). The rear dormer roof decking underneath were also found to be damaged at the time of inspection. Many times, these types of defects were not visible from the ground and could only be discovered with a proper inspection. We see this all the time and we think that it reveals one of the many reasons a good home inspection can be a crucial component of any homebuyer’s decision-making process.
