Vegetation too close to the house can affect water drainage away from the house and cause issues with structure and foundation stability. Surface drainage is important because you want water directed away from the house. Retaining walls need to be in good condition to hold water and landscape in their perspective place as it is designed to do. Land grading of property needs to be directed away from the home, so water drainage is also directed away from the home.

The foundation could be constructed with a basement, crawlspace, or slab type foundation. The slab on grade foundation is a solid concrete platform the house is built on and the least visible as it is usually completely covered by the inner floor covering inside the home. Very little of it can be seen on the outside as it is covered by the siding of the house. The basement and crawlspace allow the inspector to go under the house and inspect the structure of the floor and foundation wall area. The condition of insulation if present and accessible is evaluated. Moisture and/or mold like substance evaluations if present may also be reported.

The home inspection is a visual non-invasive inspection designed to check every vital system and component in the home. The inspection is performed from foundation to roof. The inspector will check electrical systems, plumbing systems, heat, and air systems and structural to make sure they are in working or sound order.

I will take around three hours working on the inspection of the house. I take around an hour for the outside and surrounding areas of the house. It takes about two to three hours to inspect the interior of the house and another half hour to check crawlspace.

During the inspection process, the inspector will make notes of every item that is required to be inspected by the state standards and guidelines set by the inspection authority the inspector uses. The inspector will provide an inspection report that will cover every required item and report on satisfactory items as well as items that need attention and repair or replacement.
