Watch out for predators!. I am not talking about bears or mountain lions or even rattlesnacks. I'm talking about something much worse, the salesman that knocks on your door! He tells you how much money you are throwing away or how much you could save. He confuses you with graphs and charts, lots of numbers and then throws in pictures of someone elses leaky drafty house, all in the name of new windows. A client had called me to inspect his home because he thought it was falling down after the window company and the bathroom company were done with him. He had signed a contract for $11,000 to replace 7 small windows. He already had newer vinyl windows, all he needed was proper flashing and trim. A quick BBB check and that company has 235 complaints in 12 months! Before you get scammed, call a home inspector that is not selling you anything and get a professional opinion on what your home really needs ( his needed floor insulation, not windows). Or you can call me before you pay the contractor to ensure the work was done properly. But do your homework before you sign. Check with the Arizona Registrar of Contractors and the BBB.

Is It Okay to Perform the Inspection Myself?

Inspecting your own potential home is not recommended. Home inspectors are specially trained to look for things you may miss. Unless you are a home inspector yourself, please seek out a professional. Some states or financial lenders require a licensed inspector to complete the inspection.

What Is Covered Under This Inspection?

McIntosh Home Inspections adhere to, or go beyond the ASHI standard of practice (The Rules and Regulations adopted by the state of Arizona, for licensure of Home Inspectors). Not all home inspectors cover the same things and each state has legal requirements for home inspections. This does not guarantee that the inspector you choose will automatically inspect for those required items. Before calling your list of inspectors, make sure that you educate yourself on the list of state requirements for inspections. The ASHI standards of practice are available at the ASHI website (www.homeinspector.org), or at your request.

How Long Will the Inspection Take?

McIntosh Home Inspection Typically Inspects, and will provide an onsite hard copy of the Report within 4 hours, on a home under 2,000 sq. ft. (longer for homes over 2,000 sq. ft.). Knowing the length of time for an inspection is important because you usually have to arrange a time with the realtor and the current owner for the inspector to examine the house. Since an inspection usually involves looking at pipes, wiring, roofing, and areas that may be hard to reach, it may require hours to complete. The home inspector you choose should provide you with an accurate estimate of how long the inspection is expected to take.

What Type of Inspection Report is Supplied and How Long Does it Take to Submit?

At McIntosh Home Inspection, we provide a hard copy of the Report onsite, and will email it to you and your Realtor the same day (usually the Report is emailed from site as well). In many states, a report showing that an inspection was completed and what the inspection found is required before purchase. There is typically an agreed to Inspection period of 10-14 days, for a buyer to have a home inspected, and negotiate any unforeseen issues found during the Home Inspection. As with the specific State requirements for what is inspected, there is usually a requirement for what is listed.

Is Anyone Allowed or Required to Attend the Inspection?

The home inspection is a valuable experience for you as a home buyer and future home owner. The inspector should allow you to attend the inspection. You will be able to see firsthand what potential problems exist now or may arise soon. Knowing what looks normal and what a problem looks like will help you later in maintaining your home. McIntosh Home Inspection will walk you through, as well as provide you a hard copy of the Report at the end of the inspection.
